Before your first guest ever books, we put your property through a complete operational setup — the same systems we use on our own portfolio. Here’s exactly what that looks like.
We start with a conversation. We learn about your property, your goals, your timeline, and what success looks like to you. This is also where we make sure we’re a fit for each other — we don’t take every property, and we want to be transparent about why.
Site visit (in person or virtual walkthrough) combined with deep market research. We pull comp data on competing properties, analyze pricing benchmarks, identify your property’s strengths, and flag areas where small upgrades could meaningfully drive revenue.
This is where the real work happens. We build out everything: dynamic pricing configuration, listing optimization across Airbnb and Vrbo, professional photography direction (if needed), smart lock and access setup, vendor sourcing for cleaning and maintenance, custom welcome book, guest communication templates, and review automation.
Before we accept a single booking, we walk through your property as if we were the first guest. WiFi tested, locks tested, appliances tested, every detail confirmed. The first impression a guest gets sets the tone for the entire stay — we make sure it’s flawless.
Your property is active, optimized, and earning. From this point forward we handle everything — pricing, marketing, guest communication, vendor coordination, reviews, and reporting. You receive monthly performance reports and as much (or as little) day-to-day involvement as you want.
Most properties are fully onboarded within three weeks. The exact timeline depends on property condition, photo readiness, and how quickly we can complete vendor sourcing.
Setting up a property for top-tier performance is real work — typically 20+ hours of dedicated time across pricing, listing optimization, vendor sourcing, system configuration, and operational setup.
We charge a one-time onboarding fee for this work, plus our standard ongoing management percentage. Exact pricing is shared during your discovery call once we understand the scope of your property.
